The Classy Slender Home … by Jianni Fletcher

This was an interesting styling project.  This home has an open-concept main floor with kitchen, dining room and living room all running into one-another in one long rectangular layout.  

Because the portioning of the lot was long and narrow, the house had no choice but to align itself accordingly. This made a particularly challenging sale for Ken our realtor, who said that he could have sold the home 4 times over, if it were only for the design of the home and our styling.  The catch was that the lot was actually in an L shape:  in addition to the rectangular configuration, it had a long and narrow piece of land that fronted another property; a most peculiar  lot!

We addressed the front hall with one of our own custom-made benches.  It was 5 feet long by 14 inches wide,  together with some of our own custom art, it broke-up the elongated hallway beautifully.  Alexandra chose the perfect furniture for the dining and living rooms.  Again, our seamstress Eva did a masterful job with the curtains, which brought warmth and softness to the two areas.

Upstairs we put together an office, guest bedroom and principle bedroom.  In the principle bedroom we topped the bed off with a massive 75 X 48 inch custom headboard attached to the wall with cleats.

With all our combined energies, the home sold within the month.

With his new job, the company handed the privilege of working in a home office to Steve. They’ve given him executive status and a budget toward the purchase of what an inspiring office space should have.  

With this opportunity, Steve and wife Jen took it a step further and decided to bring in the styling talents of Alexandra.  We have worked with this  appreciative couple on two other occasions:  the successful sale of their former home and the styling of most of their present home.  Now the office was the next imperative.  

This was a labour of love for Alexandra as she chose the color concept for the room and the furniture.  With that she set our seamstress to task to make custom drapes.  The whole styling process was topped off with unique accessorizing and our own custom photography.

We’re happy that Steve can now work in an inspiring environment.  Maybe Jen can spend some time there when Steve is otherwise occupied?

Alexandra….I LOVE IT!!!!!!!!

What a great space to come into each day.  It has so much more warmth now and some great personality to the space.  I love the pictures with the color that they have brought into the room.  Everything works great together!  The very large clock is very prominent to my consciousness, it will help me to keep in pace with the head office and their expectations of me.

Thank you for keeping us updated on the office blog.  The transformation is truly AMAZING!  You always do such an fabulous job at designing our space with richness and love.  I am very particular on what I like in a space but I know that our home is in good hands when we join forces with you. 

I also had a chance to go through your website.  It is very chic and modern…I loved all of the gallery pics and it makes me want to live in all of those spaces.

Country Living in White Rock … by Jianni Fletcher

The homeowners loved this 10,000 sq. ft. home but they found that it was a bit too massive.  Their plans are to scale down to 6,000 sq. ft. for easier living.  Hence we were called in to enhance the property for an effective sale.

The layout of this property was designed by the owners. It consisted of three buildings: the main house and two out-buildings with an olympic-sized pool accessed by a vast patio area.  One building was a utility shop and the other was a gate house/garage.  All together the buildings added up to the 10,000 sq. ft. of rambling space.  

The main house was our focus for styling.  It had four levels that took a lot of negotiating for our team in the editing and re-furnishing stages of the project.  This was a huge undertaking and we and the homeowners were very pleased with the final outcome.  The buyer in turn was also pleased with their purchase.

Again, this was the second quick sale in a row for the Overbys.  Because the selling of their condo at UBC was an outstanding success, they again required our styling ingenuity coupled with realtor

The property was listed Sept 15^th and came on the MLS Sept 17^th. The home was staged in order to give it the WOW factor and achieve the highest selling price obtainable. The first open house and showing was on Sept 20^th. As a result we had 3 parties interested in writing an offer. The next day we had another showing which also resulted in an interest to write an offer. Only 1 offer showed up but as we were countering  the offer the phone rang with another offer that was going to be prepared. The counter offer was accepted and the second offer decided to wait. We had a 7 day subject removal and during this time another back up offer developed. The original offer removed subjects. Because of staging we received at least $15,000 to $20,000 more than similar unstaged homes in the area and we achieved over 101% of the high end of my appraisal. The Sellers received at least 3 times their investment in staging.

Located on one of the quietest streets in the heart of Crescent Beach, this Country style 3-storey, 2700+ square foot home has a sunny south facing backyard. Cozy and inviting dining room with fireplace and built-in shelving. Expansive great room with large rock fireplace opens into the Country kitchen. Home boasts pine floors and beautiful millwork throughout, 3 bedrooms, 4 bathrooms, a heated oversized garage and carpeted loft with south-facing Juliette balcony. Just 2 blocks from the beach and minutes from restaurants, coffee shops and parks.

Following Alexandra’s lead, Debby and myself helped to pour the love back into this beautiful vacant property. The transformative results are as follows:

This exceptional living space is located in the vibrant UBC community of Hawthorne Place.  2 bedrooms, a den, 2 baths, 9ft. ceilings.

It was love at first sight for a delighted young buyer on her first viewing of this condo. There were 3 immediate offers and her ‘full price’ bid won out.  The deal was finalized a now she is the proud owner of her dream hideaway!

Loving the ’spirit’ that we placed into our styled creation, she has purchased most of the furnishings.  This is a prime example where the captivation styling, expert marketing, the right price and the unique location sell properties in lightening speed!

And this resulted in happy faces all around: the buyer, the seller, the realtors and the stylists.

We had our first open house and showings on Sunday August 16^th and had 3 offers and a full price sale as a result. Although the market had gone up we did considerably better than the previous sale. The result of staging enabled a higher than expected sale price and the sellers received 4 times their investment for staging.
