8. Once Again, Celebrate Showhomes Lays the Groundwork for another Fastidious Sale … by Jianni Fletcher
Again, this was the second quick sale in a row for the Overbys. Because the selling of their condo at UBC was an outstanding success, they again required our styling ingenuity coupled with realtor Ken Chouinard’s prowess at finding the right buyer and closing deals. Their diligent hard work caused the owners sweat bricks getting this home ready for us. What they found out is that despite the intense prep work in the sales process, they were preparing themselves for their brand new home by eliminating the possession accumulation of 15 years, getting packed in the process and ready to move. Now we are in the process of helping them set-up their new accomodations with color ideas and furniture selection ideas.

When I saw what Celebrate Showhomes did with my home of 20 years, I had to give them a big hug. The updates were remarkable and the house sold the next day. I have since used them to help with paint color selection, and designing in our new town home.

The property was listed Sept 15th and came on the MLS Sept 17th. The home was staged in order to give it the WOW factor and achieve the highest selling price obtainable. The first open house and showing was on Sept 20th. As a result we had 3 parties interested in writing an offer. The next day we had another showing which also resulted in an interest to write an offer. Only 1 offer showed up but as we were countering the offer the phone rang with another offer that was going to be prepared. The counter offer was accepted and the second offer decided to wait. We had a 7 day subject removal and during this time another back up offer developed. The original offer removed subjects. Because of staging we received at least $15,000 to $20,000 more than similar unstaged homes in the area and we achieved over 101% of the high end of my appraisal. The Sellers received at least 3 times their investment in staging.
